Apparently our DTI is too high for the HELOC so we can do a cash out refi but that is less desirable because it means we cannot then get the loan for the rental property despite having 25% down.

@Carlos PtriawanThe best part of being an investor is that investors get to make decisions where they place their capital AND then benefit or suffer from the consequences of those decisions.I can say NO ONE has ever become wealthy investing in CDs.I can say MANY folks have become wealthy investing in real estate.I can’t predict what the future will hold but the long term trend (unequivocally) is the price of real estate both sale and rent increases over time.I’ll keep my capital in real estate not CDs.

If you're a salesperson your ICA, Independent Contractor Agreement with your broker will detail whether you have to charge yourself or not.Also keep in mind, regardless of payment to yourself, the legal requirements remain the same.

That is a very saturated market for STR so I do think it makes sense that 1/3 is underperforming, but based on taking a loss now, I would probably stay tight and keep going because you have the set up in the area.
