Getting your Real Estate license is a great idea for flipping houses you will be able to save 2.5-3% when you buy (if listed on MLS) but definitely when you sell which is a nice added cushion in case unexpected expenses come up especially when starting out!

If so, sounds great -but the reality is that this means they are only going to list it on their website and maybe Zillow, but not on any MLS so other agents can see it and bring prospects (because agents expect 50% of one month of rent to do this!).

Just a reminder that even if he owes you the entire security deposit, you need to follow your state and local laws regarding notice to him showing itemized deductions from security deposit, any balance left or balance due to you, and proof you sent to last known address, I believe, even if it's your own unit, as he could have put a forwarding notice in with USPS.
