IMO - Keep the low rate, find a way to make income outside of the properties and then reinvest back into real estate

Use the remaining equity ($1M) to go invest in more rental properties.Or, keep primary home which has a 2.75% ARM until 2030 (mortgage out til 2050).

A 1 agent sale is being considered as an option the only issue is how to keep the agent unbiased.

It would be a good project for a custom builder, but I would think that the guys who are building big expensive houses would probably just want to buy the lot outright to keep more of the profit (understandably so). 

FYI: If I keep I will be sidelined for 8-12 months until I can buy another deal.
