We've apparently just fallen into money through no effort of our own and now relish the opportunity to take advantage of others less fortunate.Well, I better get back to lounging in my money pool and counting gold coins!

What I want to know about are things above and beyond these basics.We are still new at this, working on our first deal so I an genuinely curious about this.  

Then you need to put down something for your own management efforts, as well as cap ex. 

If those investors are passive, meaning they have no role in the operations of the property and expect to collect cash flow from your managing efforts, then you're looking at syndication.

Real growth only happens when we push ourselves beyond what we think we can do.I never feel bad about falling short of my goals if I made every effort possible to get there.

Understanding how they make the sausage takes time and effort. 

There are still deals but you are having to do a lot more marketing and put in more effort to get that same deal.

If all the investors do is provide the capital and have an expectation of return on that capital leveraging the knowledge and effort of the person putting the deal together... that is a security.

I am looking into other nearby lots to see what is available but wondered if anyone has experience with this sort of dilemma and whether its worth the effort.
