The biggest drawback is not being on title or owning shares and voting rights for the LLC.legal agreements are basically useless because the cost of ligation is excessive

San Jose City Council will meet next week to vote on additional rent control measures, including changing the current 5% rent cap to an inflation based index.

I believe it was voted in with 100 percent of the votes and signed this month.

We've been very busy and to date, we defeated the tax levy; we humiliated our disgraceful mayor who was running for judge (he lost with only 18% of the vote); we humiliated a disgraceful assistant law director who was also running for judge (he lost with only 20% of the vote); we were going to recall the mayor, until he decided not to run for re-election; our group was instrumental in convincing 3 other disgraceful city council members to not run for re-election; and we're now involved in a fight to replace the rest of the disgraceful city council members, the law director, and to have control of the local water department taken away from the city.

My vote is a no.They can certainly pay YOUR painter to HAVE it painted, but they cannot paint it themselves. 

On 07/30/18 Columbus City Council voted to pass regulations that work well for the majority of people who own a short term rental property. 

So, you could structure the ownership portion of the LLC 50/50, so that you both held equal Class A (Ownership) shares, meaning you have equal voting rights.
