Has anyone else been encountering a significant number of fake hard money lenders? 

Hanson claimed this investment would generate a 250 percent return and the investor would receive double his original investment within 40 weeks.Financial records revealed none of the monies obtained by Hanson or Hanson Holdings from these three investors were used to purchase securities or a CMO as Hanson promised.

I have known some friends that went to small boutique brokerages that promised individual attention but it isn't happening as the broker and established agents are too busy on their own deals to guide a newby.

Seems like an industry shaker and very promising once set up.

One of the promises I make to my sellers is that my goal is for them to never have to hear from me or see me, just collect the monthly check until we sit down at the closing table within the next few years (however long the term may be)2nd - If you were to assign the contract there would be no closing invovled at all unless your buyer is coming to the table with the full purchase price and/or bank loan but in that case this would not be a sandwich lease at all, it would simply be an assignmnet of contract and you would not need to collect an option deposit just the assignment fee or whatever spead you may have sold the contract for.3rd - You need to make a completely seperate lease option agreement for your buyer that has nothing to do with the seller agreement.

Give, give, give, and then ask for something in return...although you most likely won't have to because they'll be asking how they can help you.Do this for a month or two and I PROMISE you'll have a worthwhile mentor.  

Instead of simply moving on, the guy in charge added fake charges to the final statement and abusive early termination fees (despite a contractual agreement that prevents them to do so).
