There is no way I would risk taking on debt & invest cash into the RE market right now given all the uncertainty (and difficulty liquidating), especially when there don't seem to be any sizable discounts.

@John McLaughlin The IRS lien is not an issue, it expires 120 days after the auction/notice.  

The 1031 extension expired July 15th but the IRS extended the 180 day investment period for Opportunity Zone investments through 12/31/20 for anyone whose 180 day period would have expired after April 1st. 

My investors are liquid and look at things a bit differently. 

They delayed the process so long, that eventually my closing date had expired and I had to walk away from the deal.

Hey David,Great questions.I believe agents will need to be more resourceful, have better systems in place for streamlining the entire process and will need to be able to handle most tasks remotely - i.e. consultations, virtual tours, e-signatures.Its really not too different from where things were headed pre-COVID.In my opinion, agents will still be a vital part of the process for both buyers and sellers.
