The cost per deal is getting so high that you almost have to rehab and sell a house in order to recoup your marketing costs and make a profit.Additionally, the whole dance of getting buyers in the property and possibly renegotiating with the seller if your buyers' offers are too low isn't necessarily ethical.

Ethically, if someone (realtor, broker, wholesaler) brought you the deal, you should go through them, at least until they confirm that it's O.K. to go directly to the seller.

It's more complex for them to do so they usually have higher minimum investment requirements (Im' seeing $500K - $1 mil) for 1031 investors.The one syndication like investment that will qualify for 1031 treatment is the Delaware Statutory Trust.

I am sure many agents would be excited to help but remember they have a duty of avoiding conflict of interest because of liability but I am sure there are ways to make your idea happen legally and ethically with a knowledgeable agent.

Basically they make it sound easy and harmless. but they don't tell you that those successful in this typically are highly capitalized and have experience and thus reduce their liabilities.Generally, there are ethical issues involved and sometimes straight up fraud going on.
