Hi, we had a new renter move in May 2022, they did not change the bills to their names for few months at the beginning, after many calls and text messages they finally took the water and electricity bills to their names. they paid us back for the bills we already paid. but the problems still continue as they don't pay their water bill now, we just got a letter from the water company that they are 3 month due (ever since they change the name) The water bill now on their name but it is attached to the address so if they accumulate charges the city may place a lien on the property.

I'd be grateful for any guidance here as to different avenues we can take to try to minimize this expense.A couple other items that may be important:- The property is 60s Vintage -The electrical panels and wiring has all been upgraded- C Neighborhood Look forward to hearing from some of you!

Out of the 15 years the seller has owned the complex, there has never been a fire incident under their ownership until this year.I was planning to upgrade all the electrical anyways in each of these units, but how should I approach handling this fire incident in light of closing?

It needed about 40K to add egress windows, put in baseboard heating, upgrade the electrical panel, landscaping, and add a bedroom.
