All adult occupants and any Guarantor should sign the Rental Agreement, and, to minimize the "I didn't read that" response, we require initials at the bottom of every page of the Rental Agreement and addenda, as well as requiring signatures or initials as appropriate for other miscellaneous documents that are part of the full Rental package (Lead Based Paint, Mold, Cleaning Guidelines for move out, House Rules, Assistance Animal Policy, etc).

@Scott Koss, @danny Slover, @Peter Villafana,  I have access from a landlord looking to sell 4 multi family units in New London as a package deal or individual. 

We do the standard package which allows credit card payments, credit/background reports, links in contractors for requests, and generates monthly reports, invoices and it handles marketing the vacant properties, etc.  

If you think your buyer has any openness to chatting with someone new to providing this type of rental housing I'd love to reach out to them at your discretion. 

I am open to the property needing a little cosmetic work, which I would like to package in the loan.Can anyone provide me insights?

Be sure you file and SAVE the complete denied app package as potential "evidence" to show you DO apply consistent criteria regardless of protected class.

BTW, what if the entity they want you to buy is the subject of pending (or current) litigation or some form of governmental disapproval or other problems which you will then own.I bought a package of 30 condos in a condo association that was in very serious financial condition. 

change of use is a common mortgage clause, typically giving the lender full discretion.
