Lots of great resources here for "out of state investing" which is probably necessary if living in LA!

But if you use it buy real estate instead, and say you leverage it with the BRRR strategy and come out of pocket 7 to 10k per house, what does that look like in 20 years in terms of value and income.Assuming a bread and butter deal here I'm seeing here in illinois, you'd be buying a house worth 150k and all in at 100k to 110k.

A formal assumption of the loan may be the right strategy here depending on their level of motivation and all of the circumstances.

Here's some advice based on your situation:- Leverage your skills: Your backgrounds as contractors will be a huge advantage.
