I have a full-time job so I can only be part-time.Why would anyone pay you $10,000 to sell a property when I could pay the same amount to hire a top agent with 30 years experience?

I'm considering my next investment.

I used a conventional loan to secure the property.

I'm purchasing the duplex in an LLC.  

Purchase price: $85,000 Cash invested: $20,000 I know the numbers are not great from any point of view but this was my first deal.

Hey Dave,Unfortunately, you cannot change the terms a lease mid-way through. 

You stated that you are under rent control, does that also mean you can't raise the rent on the next tenant to market rate?

Seller's agent saying he doesn't want to put any money in until after the inspection contingency is waived, But how do I guarantee the work gets done?

What are your thoughts  on walk-through  bedroom houses  as a  long time rental property  as young investor they are very common  in my area and would make a good  long term  rental by number, What are the pros  and cons .

A mentor of mine with 400 units told me I can use a large seller credit to cover most of the down payment on a property I'm looking at.
