I prefer VRBO guests and even charge a premium on Air (~15% more) just to make it less likely they'll book, but if they do, so be it and I'll take the higher rate.

I also do not mind doing this work as it is good learning experience for the future invetment propertiesHere is the scope of work I am considering to move the rents from 925 to 12-1300. 1.the paint is only in the living room as there is a bit of a smokey smell now so I am going to hit that with Shellac primer, and air purifying paint ($350 + my time)2.

Hi Lucien, i'm currently in the process of looking for a househack property in North San Diego county, with the intention of  renting rooms to Marines and Sailers, along with doing some sort of short term rental in the yard with an air stream, travel trailer or a yurt.

I was tired of renting, in renting landlords were always counting on me to fix things as they broke air conditioner, water heater stove/oven leaky faucet... decided if I was gonna be a "handy man" I might as well own the property I'm fixing How did you find this deal and how did you negotiate it?

They're very inefficient and can be swapped out to an air handler setup in the attic so you can have central air.
