@Ryan Evans1st of all welcome to the site.As for the price points of duplexes in Cleveland, I would say you are on the money in regards to the rental amount. $500-$750 is pretty reasonable. 

Put the least amount down and invest the rest of the money into other properties, etc.

We've been in Solar for the last 20 years and are just getting started in the rental market long term and maybe short term.

You will essentially be buying a pad site so you would have to build new.Also realize what you will pay to insure that in the future as part of your costs
