Nothing makes success easier than knowing what an area will bring in rent wise or what a home can sell for when remodeled.  

I don't have anything right now, but will keep you in mind :)  What are you looking for area wise, budget, city or suburbs, SF or MF?

@James Wise thanks for the sound advise, looking on Zillow and seeing what is available at the 85-100k range is a vast difference in some areas compared to the 50-65k range.

,im self employed and just got turned down at a local bank here in Gilmer tx  ,my tax returns show that I don't make enough, my checking accounts shows other wise. 

I think it would be wise not to maximize your speed-of-acqusition in the first three years.

Numbers wise, the answer (today) to the farm bailout exceeding the bank bailout is clearly 'yes.'

Is there case law on this regarding series LLC's that will be respected in those states, or is it just a theory, because I've seen 2 very well off guys have 100% personal and business wise all accounts and dealings frozen from operating without LLC's, and due to community property extended to their wives assets and dealings also.
