If I was 24 and starting out again, I'd purchase an owner occupied multifamily and start building equity, put 20% down, save some more money and if you like to go to Vegas, then go with what you can afford to lose because they don't build those places on people's winnings.

While I won't pay the Harry Homeowners prices for a rehab, I feel that the contractor is a very important part of me making money also, so I don't mind paying a little extra or even working a JV, we both have skin in the game, and it is a win/win for everybody.
