We re-designed and rebuilt the property, including adding a 700 square foot deck w wet bar facing the lake, in order to make it appealing to both the home owner and the guests they were planning to welcome into it as a short term rental.

I have a hard time believing they can or will deem this place "livable" with mold and wet ceilings all around.

I recently joined a few real estate meetup groups, but have not attended any meetings yet.Although I am new and open to just about anything, I would like to begin with fairly low priced multifamily or small apartment complexes to get my feet wet but would consider single family if the numbers make sense.

I'd guess that the $33k includes redoing drywall and ceilings that got wet, painting the whole house to match the new paint  as well as damage to belongings. 

Would you want to work in a wet crawlspace ?  

I figured the best way to get my feet wet in REI is wholesaling (being that I'm a broke college graduate with outstanding student loan debt).
