Im down to put the work in but want to know 2 things...what would be the most efficient and effective way to use my time to get houses under contracts and to close deals. 

We have a pretty solid lease that has served us well on our properties but on the most recent move-out by a long-term tenant that always paid early, we had to clean from floor to ceiling and everything in between. 

I have read mixed reviews as to what I can ask the prospect; if you have any advice it would be greatly appreciated! 

Buy out would be of two companies, first is operating company for the Business operations of gas station and second would be real estate under said gas station and some rental units.

If you leave them to your heirs or charities, they could fire sale them at 20% off and you’d both be better off.
