I've lived in my triplex for about a month now and have two high ticket items that I think should be taken care of asap.1- The roof is starting to leak and hasn't been replaced since it was built in 1983.2- All the windows are single pane.Should I get a home improvement loan to knock those two things out at once..?

Example; window treatments, furniture, lamps, etc.I have a friend that mildly stages his rentals to make them more marketable.

.@ J Beard, So the tenant left the house and we re-keyed the place and somehow, they found their way back in (perhaps through a window) and they decided to camp out in the living room.

She and/or her "guests" have caused a broken window, overflowed tub, and her main door is barely hanging onto the frame. 

Very short Window. 45 day or less.

This person can collect rent; enforce house rules; ensure energy is not wasted {heat cranked, window's open}; schedule, and possible affect repairs; deal with housemate drama {which will happen}, etc.
