While certainly not the primary or only consideration, a good name is important.Pick a name that is: short, easy to pronounce (you're going to be spelling it out for the gas company, the electric company, and tenants)available in the state where you will register the companynot already identified with a national well known company, where the domain name is available for a reasonable price (you don't want users to have to type a long convoluted name for the url address) It's REALLY not to early to have a lawyer working on the OPERATING AGREEMENT which will define the legal agreement between members and the buyout provisions in the event things don't work out.

After closing on the first property in January, I did fly out there to meet the realtor and contractor and put eyes on the house, then spent a few hours with the realtor driving around the area I bought in and other adjacent areas, both good and bad, so I would have an idea of where I wanted to go for my 2nd purchase.My realtor was indispensable for being my eyes and ears on the ground, and he traveled to the property quite a bit for things that required someone to be there (inspection, turning on gas, letting contractor get in, etc).

I think this interest rate point is worth making.All that being said, if cash flow is your primary goal and you think putting capital into fewer properties with higher cash flow per prop is the best use of your investment, it's definitely still a valid option.

As I was putting utilities back in my name, I drove a tenant to City Hall and to the Natural Gas company (where he was behind on payment) to pick up the remainders of his deposits which he didn't realize he was entitled to get back.
