Other things shes complained about is the toilet having a black ring in it which could easily be cleaned off, that's only from water sitting in it for a month, Water heater being tripped and power being tripped because she tugged a adaptor out of the wall and broke it off into the outlet.

That seemed to fix things until recently.This past Saturday, I got a text at about 9 PM - the thermostat had power, but wasn't responding to the buttons, and (more importantly) was not calling for cool.

I go into her room and she has 2 fans going, an alarm clock, an Iphone charger, all hooked up to the same power strip and (the kicker) her hair dryer.

The black swan that I learned from the inspector (which now is my major barrier) is that the 2nd building is being fed power by a 100 amp sub panel from the main house BUT it’s only being fed with 50 amps....
