I can't get a quote less than 300 from the big players in town.

They seem to be used most often for custom built homes.

@Ankit Maewall I agree 100% with what others have said, managing yourself is NOT easy if you're out of town.

I’m estimating 220k sale price per unit, but if we wait until the rest of the development is built up then could be more like 250-300 per unit.It’s speculative, But I love what I believe the development will be eventually with a mix of old and new homes, a state park, and the water.I just can’t decide how much risk to take.

Also, you have to find a way to tie into the existing roof in a way that your snow loads do not exceed limits in the way it was built.

They will give me three bedroom homes when the property is a two bedroom, or use comps from a vastly superior part of town to justify a higher value.

I remodeled a house out near Canyon Lake that was clearly a self-built house.
