I am scheduled to meet her tomorrow and I have a strong feeling that I will end up getting her contract.

If you do that, then you will never put yourself into an investment that could drag you all the way down financially, and that this is the prudent way to invest.Beyond that, though, nobody really knows with any kind of certainty if when and to what extent the market will go up, down, or sideways tomorrow or even over the next year ... sometimes people like to pretend that they do, heck we all take an educated guess, but I am typically very skeptical of people that do so with false confidence.

I am meeting with my realtor and the current owner tomorrow to go over their records for the property, so if there is anything that I should ask them please let me know.Thank you!

If you list your current rental property today and tomorrow someone puts in an offer the clock starts to tick, research this, but I think you need to designate the "like property" within 45 days of closing the first property, that property then needs to close in like 180 days, which is the easy part.
