We repaired from step and rail, and replaced downstairs toilet and shower.

Another interesting "advantage" depending on how you look at it, in the case of "fix and flips" is that remodels in Spain do not go through as many city inspections as they do in the states.

So after purchase the rehabber had to demolish the toilets and bathrooms to get the pipes out.

I'm leaning towards trying the power washing & stain option to save the money for more important things....we're looking at doing a kitchen remodel in the next few months that will keep the "sweetie" more than happy. 

This will be a relatively extensive remodel project on a 2500 sqft home.  

Maybe theres a retired remodeler out there that would just love to spend some time on your job sites and let you pick his brain.

I could bring in an 18 wheeler and a dozer and make the house disappear for a bit over 10k but a gut to get ready to remodel can be more time consuming than you think.

What happens if this apartment sits on the market for six months to a year with screaming tenants and clogged toilets.
