I am not interested in the money (though that did raise a red scam flag).  

I do not want to raise it a full $100 due to the time of the year. 

The seller is a real estate agent and states they are selling to raise funds for their daughter's college education.They purchased the property from the original owner in 2012, but would not disclose what the purchase price was.  

I'm about to get my NJ license (passed the test, interviewing brokers now) so maybe I can help you out.  

I think @Kyle J. raises a very important point...why would any investor go through a wholesaler to purchase a listed property and pay more than they would just picking it up with a realtor?

Just raise his rent to that of the other units, and I would also ask him to sign something confirming that he has refused the renovations that you offered but is still wanting to stay on at the increased rent.

But I also don't want to disqualify myself for being intrusive.Talking them might be better because I can receive credit without raising my price.

You may not "legally" need to take care of the water issue but you could end up in my situation.Tenant gets a mold test done and finds mold in the air.
