Lastly we cut holes in our drywall and shoved sound proofed insulation into the wall in our unit then sealed/spackled it all back up.

I currently live in a third world country and own a outsourcing business where we telemarket & provide customer support to companies based out of US, UK & Australia.

Often times we see low down payments and inadequate underwriting which means lower income borrowers and borrowers who do not possess the means to support owning the property including on-going maintenance and other liabilities.  

Of course in that case the roof was gone and so was the floor between 2nd and 3rd story...exterior walls were generally sound.There doesn't seem to be nearly as much room on the valuation in this case...What is the value of the land, and what would cost of demo be?

Not all markets can support flipping.I would also recommend you go see their rehabs to get a feel for what is working.
