So you just buy your first BIG DEAL you have a 10 unit, 35-bed student housing complex and you bind GL on the property but didn't disclose that more than 10% of the occupants are Students, effective that moment you have NO insurance. 

When I initially looked into it, it seemed like it would not be cost effective for C class buildings without fancy key card access points, but maybe something has changed. 

Does the house have a suite or could you rent a room to decrease your living costs (the latter depends on if you'd want a roommate and not everyone does).

I may just be a normal guy but what I hear is the most effective way to scale is daily, consistent action.

There are similar houses with connected mother-in-law suites and what not, but not exactly the same situation.

You could still lose the property in an hypothetical law suite, etc. 

But under FEMA 2.0 the surcharge incurred for a claim within the last 20 years only applies to claims filed after FEMA 2.0 goes into effect.

This property is close to Gonzaga in Spokane, WA so I will be living in the upstairs master suite and then renting out the two bedrooms on the main floor.

Id definitely recommend finding both a good agent and a good lender familiar with rehabs to help determine what loan option suits the situation best.

All the apartments have high end washer and dryer machines and feeling bad that I will have to part with them as it is not cost effective for me to ship out of state.Should I include the price of the washer dryer units in the sale price?
