Looking for suggestions on good database and CRM and any other platforms you can recommend. 

In an on the market podcast I listened to recently they talked about underrated cities and mentioned population growth as one of the metrics used gage whether it was a good investment. 

@Ali Nichols- these responses  dont make it sound too good .....assumable loans can be challenging to work  

Having every property isolated is a good strategy.  

At some point they will get their money but they are not gonna spend good money after bad especially when you are living there.

They may want to buy, and really be pretty good buyers, but won't be able to bridge that gap.
