Yeah it does for the few who understand that if your AGI is below the mid 50k's you dont have any capital gain taxes on qualified dividends which is what you meant, but some people will pay 15% and some high income folks will pay 20% + 3.8% obummer tax as well (400k+ AGI folks).Not to burst your bubble but you can get high participation Equity indexed life policies as well that give you 1.6X on S&P Gains with 0% downside (complete, not for the first 10% like your structured note), but yes we have a cap on gains (10-14% on average on a EIUL policy)Over all I still see EIUL as a better savings/store vehicle with the pros and con's all considered.For the technician who fantasizes about control over all financial vehicles at all times then using the structure notes, margin loans, and other high risk (to average person) would be great and more power to them.Personally I prefer slow moving solid fundamentals of real estate and financial vehicles I do not have to micro manage so I can focus more on life style and less on financial jujitsu.

@Nate S.locally we have a small cabinet builder who has started specializing in building only doors - He stays VERY busy - if you have a decent priced replacement door available (you will not be able to get these from Lowe's) I would pull the doors, pull the laminate from the cabinet boxes and replace the doors with a modern flat panel or shaker/mission style door ... then paint EVERYTHING cabinets/doors/ and even the current laminate countertop - we use a commercial grade paint vendor that paints a product that looks like stone and it is pretty durable - unless your tenant sets a hot pot on it

However, I really like your style.  

A personal home is a life style decision not a investment.

I like townhouses better than apartment style condos.

Size and style wise, that looks good to me and is similar to what I use..

It doesn't account for location within a town, like a river view or being next to a garbage dump, and it can't account for the style of a home or the condition of a home.

The other half is sounds closer to a commercial style of loan than a residential.
