If it helps, there are some other considerations:1) We live in California2) We meet the criteria that would normally exempt us from these rules (own less than 3 rentals, self-manage, not an LLC, etc…)…but we’re in California, which I believe is more stringent.3) We may actually move to the ADU in the back and be owner-occupied lot (TBD), so I’m not sure if that’d make us escape the requirements.

And, some DSCR private lenders will have less stringent seasoning requirements than others, e.g. 3 mo's as opposed to 6 mo's. and will calculate their maximum loan amount in different ways.

I think, rather than rent/price, a better measure is (rent-taxes)/price, and then maybe discount the guideline a bit to something slightly below 1%.  

It could be that 2 means of egress from each unit is enough or they may have more stringent requirements.
