So, I see no other (smart) choice but to go outside my area, and have decided to live in an RV and flip houses in other areas. 

There's nothing wrong with an additional layer of protection but educate yourself and make a smart choice rather than panicking and building 20 levels of protection against something that will probably never happen.

@Chris MayChris, if you planning on putting part of your 1031 in to the Caribbean, talk to @Dave Foster.I BELIEVE, your only choice there is the USVI.

Most of these started as leveraged but I paid them off strategically and on purpose because of the unfavorable commercial terms, higher seller-financed risk or old higher rate commercial mortgages above 6.5%. 

It is not an either/or choice.

The opportunities are endless, so it's on you to do the due diligence and select the choice that's right for you!

Most are clueless and in la la land with pricing but I respect their choice to try to buck the collusive system agency is for the most part. 

Understand what the choices are and what your plan is.

While certainly achievable, there are complex rules that have to be strategically navigated to achieve that result - often attainable, but not always. 

One of the questions I would have preferred to say that I might sell a portion of my portfolio AND strategically increase my portfolio as I’ve invested in 3 different markets (so for me I’m kind of always monitoring when i should sell and buy different assets. :)
