you mentioned the lack of forced appreciation as a negative aspect of SFR investing but as long as the build cost is less than the sales/ square ft you could always add ft 2 to the property to capture additional equity.

House in a D neighborhood so we broke the comps and unfortunately had to drop the price a little when the appraisal came back lower than the offered price on the home but in retrospect there is no way we could have cut corners on any aspect of the rehab--it needed everything!

Another aspect, and maybe long term STR-ers can weigh in on this is wear and tear.

And owner-occupants have some aspect of emotion involved.
