He’s going to be asking 12 dollars a sq ft lower than market avg in our area but, there is hardly no storage for seasonal decorations, (Christmas tree, fall decorations, etc) no garage, no fence for yard, and no place to store our dogs.

Grays ferry doesn’t have commercial stores so I’m not a fan.

reno takes longer than expected, shopping at Habitat for Humanity stores and similar reuse stores are a godsend...

Next you will need a store , to sell supplies and to take reservations , swimming pool , bounce pillow , wagon for hay rides , tractors , skid steers for maintenance , bath houses , laundry mat , shuffle board , pavilions for entertainment .

There is a tenant already in there so not sure if that’s the most ideal solution (would have to put him up somewhere else during that time as well as store his stuff).

I try to put stainless appliances in my rehabs but typically don't buy new - below are the two stores for scratch & dent appliances I've purchased from, but would love recommendations for other stores to explore and that you've had a good experience with! 

I’d rent it from Sherwin Williams store.
