Have you considered the benefits of building relationships with private money lenders?

Any cost analysis is only as good as the numbers you start with and the assumptions made about future events.

I have an LLC and I have enough cash to buy the house outright but would rather refinance it and get a mortgage on eventually so I can use that cash to eventually buy yet another house to continue build my portfolio.

You never know how much damage the termites have done until you start tearing into walls/floors....can get expensive fast.Location is the only thing that cannot be fixed, and you said this property was in a "really good location". 

My Start in Real Estate46 years ago I decided to switch “careers” and left international banking and became a licensed real estate broker.

For example, say the owner took out a 1 Million loan for his building 5 years ago, now is selling it at 2M. 

She has also started harassing guests.She has taken to repeatedly complaining to AirBnB whose policy, I guess, is to immediately delist.

I always start with the premise. 

Rents will probably start to go up in 2025/2026 when we burn off some of the new build multi-units, but rent/price ratio is not great today. 

Starting bid will include past taxes interest and county costs/ fees. * Your premium bid amount will not be included and not recovered.
