Before you even consider a trip to court (and I'm not sure why you'd consider this option at this point anyway) you need to be aware of your options as a tenant in your state in terms of what you can do if a landlord does not address repair issues to make a rental unit "habitable".You also need to be aware of just what limits a landlord must go to to achieve this.Colorado does allow a tenant the right to withhold rent IN SPECIFIC CIRCUMSTANCES if a rental unit is "uninhabitable". 

Many of them are potentials as buying agents, but I can try them out on a single property showing, see if our personalities mesh, see how responsive they are and how knowledgeable they are about specific neighborhoods.

There are no specific "minimum requirements," aside from "don't commit fraud" and a human BS test.

Florida has specific requirements to be met to stay legal otherwise it is a 3rd degree felony.

I won't go into the specific reasons as I believe they are unjustified.  

There's not a lot of Alberta specific MF meetups because:Market size is smallMost investors think of condos/houses as opposed to multifamily (hence, less interested investors)Debt-financing is hard to come (relative to the US)Institutions are not as investor/landlord friendly (relative to the US)Lots of Canadians invest south of the border for all of the above reasons plus better returns/liquidity/currency diversification. 

A good power wash and coat of paint on the outside goes a long way too.You can get estimates from many mobile home-specific contractors that understand these needs if you are not going to do it yourself.Basic repairs on a decent old home can run between $2,500 to $15,000 depending on how bad of shape it's in.

Just make sure they do commercial ( and have experience with your specific type of asset).
