I'm sure other people on here may stress the importance or value of having an experienced agent.. what it boils down to is how you want to allocate your time/energy.

Long distance vetting of the properties is not as stressful as I thought it would be.

I'm in a spot where that's not going to wipe me out, so I'm not stressed about it and making any rash decisions. 

A few have done it successfully in the past, however in todays litigious society, I just don’t see how to avoid being sued by someone who claims you “stole” his property while as a licensed agent you are required to honestly give him your best estimate of market value.

I give the tenant a letter explaining I need to set up a date and time when to come over, what I will be looking at, and stress to be ready so I don't have to come back. 

I wanted to focus on my health without adding another stress in my life by finding a new tenant. 

I can't stress this enough.....your team will either make or break you. 

I don't want to involve a partner because I want to know first that I responsibly can do my first deal without the burden or stress of loosing someone else's money.

It was both exciting and stressful wrapped up in one. 

Ex two same amazing starting deal run a bit worse no where near worsts case and you ended up with a lot of work stress and less money.
