I have called 20 banks and no one does a 1st lien on investment properties except 1 stated they would if owner occupied.During the research I read a website, which stated that 1st lien HELOCS on non-occupied are illegal and not allowed by Federal Law.Anyone know if this is true?

This protects you if the lender/seller passes away or would try to sell the property out from under you and your seller finance agreement.

Hi everyone, I need help in transferring a property from my Fix n Flip, LLC to my rental LLC.

Each property is going to have its variables throughout the city.

I purchased a property at Luzerne County PA upset sale and I know I'm responsible for liens/mortgages ect. 

We are going to be self managing our properties from out of state, and need someone who can show prospective tenants property, allow maintenance workers/inspectors in, and to hold our key.

We added value by making a accent while in the living room, as well as refreshing all the furniture and decorations, painting the property, making a back door. back door out of the master bedroom because there was no way to get to the backyard without having to go through the side as well as some landscaping & new washer dryer.What was the outcome?

While the return is still there, we ended up holding this property longer than we had planned.

Purchase price: $200,000 Cash invested: $40,000 First investment property - higher end rental in my market.

Recently, PM suddenly told me that this property needs "lead testing".My PM is not aware of this I already have 2-year lead certificate from the previous onwer AND assigned an inspector for lead inspection for me.
