they will not get involved with pricing,  if they got involved in pricing there would be conflict of interest obviously.Inspection report should be just guideline, but prior of receiving the report one should have general idea about the cost which one is impactful and which other one you could skip.

So if you decide to skip the repair you just flushed $95 bucks down the drain.So where do you find appliance repair guys that charge a better "diagnostic" fee and if you do it repair fee?

If you put money into the deal, then you can register a mortgage on title so they can't sell it and skip town. 

If you skip a step, like cleaning with TSP you may have issues down the road with peeling and chipping.

I have a team here the cold-calls skip-traced lists with 2-3 motivation in target areas.

I personally would skip the major renovation and just repaint the cabinets, add back splash and possibly get new appliances depending on age and what the other townhouses have. 

Sounds very similar to my city for 3+ unit homes and any commercial properties, although they skip the first denial and you have to do a community meeting. 

I'll replace every lock he had access too but after 10 months of skipping out on rent, this is the least he could have done.
