After you do that for a few months (with a large enough sample size) you should get an idea which piece of mail has the best response.

I like a lot of their features and they are actively coming out with more updates, however I think it's a bit overkill for my size (15 units).

They are immigrants that are working hard and meet income requirements and pay cash.Overall, it's not one size fits all and heavily dependent on the demographics of the area.
