It’s just part of the single family market. 

My first rental property is a single family 2br/1bath, rents for 1300/month no issues.

Id love some advice: Single family property Balance of 128,000.00, appraises at 155,000.00.

I bought a single family last year and wanted to rent out.

He just renovated a single wide, put washer and dryer room right in the middle with separate door with locks and is renting the place out like a duplex!!  

It is a single family home. 

I invest in many different property classes,  I currently own or partner on single families, duplexes, a few apartment buildings (12, 19, and 32 units) and am under contract to buy a 12K sq Ft office building, and a 30K sq Ft strip mall.  

I have done virtually every step (house hacked a single family residence rather than a duplex but I would do a duplex if I were doing it over) without the benefit of the VA loan. 

We said combined, and she said she would get up the applications with the fee by the weekend.Last thoughts: We pictured a single family moving in, but I guess the tenants don't have to be what we imagined.

My goal is to invest in one single home rental property a year for around $100,000 and rent it out for means of cash flow.
