I was planning on using the BRRRR strategy for my first 5-10 rentals and I want to keep this property as it will have a ROI of 15%+ after the first year, as well as a ARV of $110,000+ (low side) after putting in $30k in repairs ($5k buffer) and I paid $0 for the property.

So I want to rent both sides since I have a great rate on my current home. 

I recently purchased 2 rentals in this side of town and I haven't had any negative encounters so far, but I'm still testing the area to see how it goes.

I do enjoy programming on the side, which is self taught, but I would be more than happy to share that skillset as needed.I'm looking forward to networking with you all.

There are good parts on Independence on the east side, but it's still not worth the hassle to me.

Because there is so much competition your prices need to be competitive, so I wouldn't go for anything too expensive on the far north/northwest side of town (personal opinion).
