Hey @Brant Graves, Mobile homes are very difficult to sell, especially if they don't come with the land, though I'm not sure if that's the case here.

I am selling the property with terms to Seller Carry or partner up with a developer or if the franchise brand wants to build to suit with a ground lease then I am all open to any of these options.  

If you want to increase the number of bedrooms, you may have to increase the size of your septic to meet legal compliance.One of the first properties I helped a buyer purchase, the seller was trying to sell it as a 4 bedroom, but the septic was rated for a 3 bedroom.

Septic tanks are rated for the number of bedrooms in a house not the number of bathrooms and kitchens.As a real estate agent, I think the indoor laundry room would sell better than the laundry hookups in the garage and a really small extra room in the house.

The first 2 agents at Hiscox were happy to sell me "property management" insurance even after I explained to them explicitly what I did (short term rentals only).

When the son eventually sells the house, does he have to wait 2 years starting from May or November to get the 250k primary residence capital gains exclusion?

Then after I buy the home I would sell the property to somebody else through seller financing.
