Cut expenses and save.

If there are no repairs over, say, a two year period, and you have $3400 saved up, what do you do with that?  

She has no savings and no investments (yes, I know, we are working on fixing that) but fortunately she has no student loan debt or anything besides her car and credit card payments mentioned above.Now, I'm aware of some on the low and no down payment options for her (FHA, USDA, I'm almost positive she can't get a VA loan but I'll double check), but the sticking point would be the monthly payments.

I know I will save closing costs, and have access to the MLS.

Now If we wait one more year to sell it's going to take us at least 8 to 12 months to save up enough cash to buy a second property.

@Arley Collado Okay, here goes the "wet blanket" comment: read books and save your money. 

He lost $1.5 Million of Opportunity Cost.He wound up moving to NJ to save money........... how Ironic.BTW, in 2004, I bought a 4 Family building in Brooklyn for $590k plus $250k for renovations.

Our vacant apartments are in a blue collar town where 19 and 20 year old are getting factory jobs for $14-$20 an hours, but no one has any savings.
