My parameters are: - STR regulation I can live with (I'd rather have some regulation than no regulation)- Proven vacation destination, preferably in a year-round market- Excellent opportunity for high ROIThe Smokies have been the best place I know of for vacation rental investing. :) 

Current cash flow is $557/MO - Cap Rate 6.9% and COC 18%.Does this sound like a great opportunity?
