I would not do energy effec. upgrades if not needed as they will cut into your bottom line, remember to treat your rentals as a business and not to over spend on stuff you don't have to.As for putting the solar panels on the grid to get money from the utility...Most utilities only give bill credits and not actual money/payment to the home owner.

I shortened a window by, after framing for the right height, simply having the installer make a flashing fascia from the bottom of the actual window down to the sill.
