You can keep it for a year then rent it out but what I did was find a home with the space to have roommates so I live in a 3bed 2 bath live in the master bedroom and rent the two other rooms out to a boyfriend/girlfriend they use one as their bedroom and the other as their office.

For younger people sharing a house with roommates isn't that uncommon.With this approach you would be able to afford a slightly larger/better property (don't overdo it!)

Once I realized how stupid I was being, I moved into the ghetto of my city and went from paying 800 a month in rent to about 350-400 depending on the roommates that I had, I stoped going out when I felt like it and started being selective on the money I spent and went back to living like a poor college kid even though I was making 50K+ a year.

Since my family runs our rentals through an LLC and this property needed a lot of repairs, my roommates and I have paid a market price rent to my LLC since I bought it and we have treated the property as 100% rental on both sides, claiming all income, expense, interest, tax, and depreciation deductions.

FHA will consider "Roommate income" so keep that in mind for valuations, that extra bedroom on a 3 bed might be an extra $800-1200 in income allowing you to get into a bigger and better property.Depending on the price point FHA 203k only goes up to a certain amount.

I currently own a townhouse in Brick that I purchased 4 years ago and I am planning on renting it to my current roommate in the fall but using the calculator it's only cash flowing around $40 a month.
