I'll cite the case for Class-C&D properties of low cost with very good rents - - if the investor can tolerate all the drama and maintenance that come with.In Silicon Valley, the opposite is true; extremely high value properties with high rents but low ROI or CoC.

Schools appear to be middle of the road at a cursory glance, the big draw in this town is going to be its location on the river though, I'm imagining more of a summer home type of place than a permanent residence.

I'm 47 and currently live and work in the central valley for county government.  

There are quite a few movers and shakers here in Fresno - Jason Pritchard is just being modest - he is making things happen here in the valley and there are a few others here in Fresno that I have met that are doing really well also -  if you plan on wholesaling then start working on your buyers list so you have someone to present your deals to when you come across them.

Cuyahoga Valley is a nice area to raise a family :-)
