If you don’t have smart devices in your own home, I would not recommend putting them into a rental.

Property likely was gutted in the early 90s, so that's less of a risk but still a factor.  

On the higher end of 50k that would put land a bit above 200k.

But within that same segment, there is portion that is designed to EXPLOIT beginners (in my opinion)... because they (A) know you have money to spend or you wouldn't be looking into real estate; and (B) if they put together a slick enough package together people will bite.  

We have about $100k to put down which is about 20% in the market we are looking at.

Put simply, No one will care about your money and your assets more than yourself.

They require a lot more hands on care and this could put extra stress on you if you are not local.
