They are promoting the opportunity to investors and getting paid for you to take the risk.It may be completely legit, but your risk definitely comes into play in this set-up and your reward needs to be big.

This rewards long term tenants and keeps them under market enough that they can't find a new place as easily, and continues to close your gap.Another tip is to offer to renovate the bathroom for them while they live there.
