If you buy something that cash flows and make money for all those years, and use that cash to buy more properties, I'm pretty certain you would be way ahead vs waiting for the appreciation (although I can't officially say that since I haven't a full IRR, but I can say I didn't retire in 7 years by waiting for appreciation.

people have been moving from the Bay area to Sacramento and the gold country for the last 30 years.. its were many in the bay area retire to.just like many that retire in Portland move to central Oregon..I do believe that Portland though still is an inmigration market.

It’s just really far away from my way, so it annoys me.In other non real estate arenas, I have mutual funds both in and out of retirement funds and I don’t see anything to tweak there, I am satisfied with the performance of all of that.What I am finding is an itch to make something happen to turbo boost my household cash flow issue.

I used my cash flow wisely and can now jump into multi family properties. this will allow me to retire completely and have enough equity to pursue another great deal when it comes along.To me it is all about the numbers and my time frame.
